FREQUENTLY ASKED QUESTIONS
BASE NIGHTLY RATES:
Our Base Nightly Rates range from $850-2550+ per night. Our rates are based on various factors including month, day of week, and optional add-ons, etc. Please contact us to inquire regarding rates and availability.
IN ADDITION TO NIGHTLY RATES, THE FOLLOWING FEES APPLY:

- Transient Occupancy Tax (TOT)
OPTIONAL ADD ONS:
Early or Late Check-in/out: available on a case-by-case basis. Please note that check-in is a 4pm and check-out at 10am. If early or late check-in/out is needed, please be sure to notify us and refer to FAQ section regarding early/late check-in/out requests.
ADDITIONAL GUESTS: Rates are for up to 16 occupants. Extra occupants require pre-approval and fees may apply. Please refer to the FAQ section for additional information regarding the occupancy policy for rates for daytime and overnight occupants. SPECIAL RATES: For returning guests and stays of 6+ nights, we offer special discounted rates. Please inquire for details. POOL HEATING: See separate FAQ below.

- 7 days prior to check-in you will submit your final guest count and any additional fees will be applied to your final balance.
Pre-Authorized Damage Deposit:
A pre-authorized hold in the amount of $1500 USD will be placed on the Renter’s credit card. This is a hold on the card, not a charge. A charge will only be incurred if a claim is made to cover any damages to the property or its contents or violation of any other terms of the Agreement during your stay such as excessive cleaning fees, unauthorized late check-out, city fines due to violation, illegal activities, etc. The hold will occur one day prior to check-in date and will automatically be released 4 days after check-out date.
Cancellation Policy:
Cancellation is possible but any amounts paid to date of cancellation are non-refundable.
Please note the payment schedule and cancellation policy as described is for bookings made directly from our site. Bookings made from other 3rd party sites will have the terms and conditions as outlined on those respective sites.
Insurance Coverage:
We highly suggest purchasing trip insurance to protect your booking in case of a need to cancel. Some insurance plans may offer a “cancel for any reason (CFAR)” coverage policy. We are able to accommodate up to 16 overnight occupants (this includes retreat facilitators and hosts). Extra occupants may be considered, require pre-approval and fees may apply. Inquire with us for information.
Daytime Guests/Visitors: Daytime guests/visitors (7am - 9pm) require pre-approval. If approved, there is additional fee of $50 per person per day over 16 and 20 occupants maximum.
For example, if there is 14 overnight occupants and additional 6 daytime occupants, and 3 night booking, there would be an additional fee of $672 ($50 x 4 people x 3 days, plus 12% TOT tax)
Vendors hired for on-site services such as private chefs, photographers, yoga instructors, etc. may count towards the occupancy. If you intend to hire onsite vendors, please let us know how long they will be onsite to ensure you do not exceed capacity.
Infants and Children: Infants under 12 months old will not count towards the occupancy. If you intend to bring children above 1 years old, please let us know how many and their ages as we may provide some exceptions towards the guest count.
Onsite Activities: When inquiring, please notify us of the total number of guests you intend to have (including vendors/service providers) and the types of activities you intend to have onsite (indoors and outdoors) to ensure that activities are approved and in compliance with city regulations.
Our usual check in time is 4pm and check out time is 10am.
Requested Early Check-in or Late Check-out:
We try to accommodate early/late check-in/out for your group (up to 2 hours) complimentary if we are able to, but we can't guarantee it and will notify you the day prior or the day of.
Courtesy Facilitator Early Arrival:
Even if we cannot accommodate early check-in for your whole group, as a courtesy, we allow up to 2 retreat leaders to arrive as early as 2:30pm. Please note that permitted access is only limited to the kitchen and yoga studio to drop off supplies/groceries and suitcases. Cleaning staff may still be present until 4pm.
Extended Early Check-in or Extended Late Check-out:
Allows guaranteed extended access to property for your entire group
Extended Early Check in 12pm (instead of standard 4pm): 50% of base nightly fee (based on availability)
Extended Late Check-out 2pm (instead of standard 10am): 50% of base nightly fee (based on availability)
It is important that guests (and their hired vendors such as chefs) check out on time as we often need the full time alloted to properly clean and prepare the property for the next booking. Aside from a 30 minute grace period, we reserve the right to charge up to $150 per half hour for unapproved late check out.
ONSITE ACTIVITIES: When inquiring, please notify us of the types of activities you intend to have onsite (indoors and outdoors) as pre-approval is required to ensure the activities are in accordance to city regulations, especially if activities may generate loud sounds that can be heard outdoors.
NOISE: Sound travels very far and is amplified in the desert. We ask our guests to respect our neighbor’s quiet enjoyment of their own home and so we may continue to operate as a business.
The city’s Noise Ordinance is from the hours of 10pm (22:00) to 7am (07:00). We ask guests to observe quiet hours during those times and move their activities indoors. If some guests would like to be outdoors during those hours, they must keep voices to a whisper. No yelling or loud music/sound from devices such as speakers or instruments are permitted outdoors including during the day. (This includes sound baths which are only permitted indoors.)
There are surveillance cameras located outside of the property and noise monitoring systems installed onsite in various locations. Should noise reach beyond allowable limits or we receive complaints from our neighbor, we will notify you as a warning. Should there be continued disturbances, fines by the city will be the responsibility of the person who booked the reservation and is grounds for immediate termination and eviction from the property without refund.
At Gaia Villa, we’re more than a retreat space—we’re your partner in creating transformative experiences. We would like to do everything we can on our end to ensure a successful retreat! We offer some cross-promotional opportunities for you to reach a larger audience including: your listing on our Upcoming Retreats Page, announcements on our Instagram Page, and newsletters we send out approximately each season. There is no additional fee for these offerings!

The property is located in Yucca Valley (zip code 92284). If flying in, of the options below we would suggest flying into Palm Springs Int’l Airport and renting a car (consider arrange for carpooling) to get to the property and around town. At the time of booking, you will be given our Preferred Vendors List with contacts for transportation.
Airports:
- Palm Springs International Airport (PSP): Approx. 38 miles (61km), 45 minutes by car
- Ontario International Airport (ONT): Approx. 88 miles (142km), 1.5 hour by car
- Los Angeles (LAX): 140 miles (225km), 2.5+ hours by car. Please note traffic from LAX can be significant during rush hours.
Shuttle Service Providers:
We have a list of shuttle service providers where cars or larger sized passenger vans can be booked for your group for airport pickup from Palm Springs Airport or for group excursions around town.
Rideshare Services (such as Uber or Lyft):
Rideshare service providers such as Uber and Lyft are readily available when traveling from Palm Springs Airport TO Gaia Villa. However, please note that the area of Yucca Valley and Joshua Tree is still relatively rural and the availability of rideshare services may not always be available and/or you may experience long wait times.

All seasons at Gaia Villa offer something special — it truly depends on the energy and intention behind your retreat. Here’s how each season aligns best with different themes and experiences: Winter + Summer These seasons are ideal for retreats focused on spiritual and transformational development, with activities held mostly indoors. Accommodation rates are lower, and outdoor activities are best scheduled at sunrise or sunset in the summer, and mid-afternoon in the winter. Best for: Leadership training, intensive workshops, meditation retreats, New Year intention setting, writing or art retreats. Tips: Plan for restorative indoor experiences and schedule outdoor moments during the cooler parts of the day.
Spring + Fall These seasons are perfect for retreats that take advantage of the beautiful weather, featuring more outdoor and nature-focused activities that encourage renewal and rejuvenation. Best for: Wellness, yoga, movement, or nature-immersion retreats. Tips: Create an itinerary that embraces time outdoors, such as open-air dining, hiking, and sunset ceremonies.
Yes! Gaia Villa is the perfect setting for workshops, events, or day retreats. You can book our property for just the day and have the option to stay overnight.

We can connect you with local health food chefs that can service multiple day retreat events! They can prepare the meals fresh on-site or prepare meals off-site with drop-off service depending on your preference.
There are also nearby cafes that can provide catered meals.
Hot Tub Heating:
The hot tub is heated at no extra charge.
Pool Heating Fees (heated to mid 80s°F):
• Jun, Jul, Aug, Sep: $100 / day. Pool heating is generally not needed, especially in July and August, as the natural water temperature will likely be in the low 70s to 80s°F.
• Mar, Apr, May, Oct, Nov: $175 / day. Natural water temperature will depend on the weather and time of day and likely be in the high 60s to 70s°F.
• Dec, Jan, Feb: $250 / day. During colder months, instead of pool heating, we recommend enjoying the hot tub (heated at no extra charge) and using the saltwater pool for a refreshing cold plunge. Fees subject to 12% TOT tax.
10 days prior to check in, we will send a Preparation Form for our booked guests to specify if pool heating is opted and can be billed then, or it can be included in the initial quote.
24 hours notice required and 2 day minimum for the pool heating.

Yes, we have alkaline water on tap by the kitchen sink.
We prioritize using Natural products in the home whenever possible.
For shampoo/conditioner/body wash we provide the brand Ginger Lily Farms. It’s 100% vegan, paragon & sulfate free.
For cleaning, the brands that we use include: Puracy, Mrs Myers, Ecos, Method and Clean People. While we do use “conventional” cleaning products sparingly, we do make a conscious effort to use natural ones whenever possible.
Please note that while we LOVE animals, pets are not permitted. Plus, the desert area is home to lots of wildlife including coyotes so it is for the safety and wellbeing of the animal. If you have a service dog, please notify us to discuss and disclose the service they provide.

I hosted the most fabulous women's retreat at Gaia Villa and was beyond satisfied with the property, amenities, and super responsive support staff. The house was wonderful - beautifully designed and had everything we needed. The pool was divine - especially because we were there in the warmer summer month of July. We used every bit of the space - from the yoga pavilion to the yoga studio to the labyrinth to the hot tub, cold plunge, fire pit, and all the decks. My guests had the best time and felt that it exceeded their expectations in value and experience. We didn't want to leave! Thank you to Kim and May for the wonderful time.
